Citizenship through real estate — guided end to end.
Since June 2022, a $400,000 property investment qualifies you, your spouse and your children under 18 to apply for full Turkish citizenship. There is no language test and no requirement to live in Türkiye — the purchase can be completed by power of attorney, and you attend the residence-permit and citizenship appointments in person.
A Turkish passport opens 110+ destinations visa-free and makes you eligible for the US E-2 investor visa. We coordinate the whole chain — sourcing, banking and in-house renovation — and work with trusted partner lawyers on the legal steps and the citizenship filing itself.
More than a passport.
Your whole family
You, your spouse and your children under 18 — as well as dependent children — can be included in your application, and dual citizenship is permitted.

The all-in picture.
No hidden numbers — what you actually pay, beyond the headline.
- Property investment (minimum)
- $400,000
- Title-deed fee (tapu harcı) — legally 2% buyer + 2% seller; in practice the parties agree who pays, often the buyer
- 4% of declared price
- VAT — generally only on new builds bought from a developer; the rate depends on licence date, size and location
- If applicable
- Valuation report · notary · translation · partner-lawyer fees
- Varies by case
- Official fees — land registry, residence permit, citizenship application, passport; compulsory earthquake insurance
- Official tariffs
- Renovation / management
- Optional
- You keep the property — and can sell after the 3-year holding period
- 3 yrs
Figures are indicative: official fees follow tariffs that change, and amounts depend on the property and family size. The $400,000 must be the property price alone — VAT, fees and taxes do not count toward it — and the deed must state the real price paid. You keep the asset and can rent it out from day one.
