Residency through real estate — renewed every five years.
The Greek Golden Visa is a residence permit granted through a qualifying property investment: it lets you live in Greece and travel visa-free across the Schengen Area. It lasts five years and renews while you keep the property, with no requirement to live in Greece — but it does not give the right to work there, and it is not citizenship.
Under Law 5100/2024, for purchases from 1 September 2024, the threshold depends on where you buy: €800,000 in Attica, Thessaloniki, Mykonos, Santorini and on islands with more than 3,100 residents — Lesvos included — and €400,000 elsewhere, in a single property of at least 120 m². We source the right property for your budget and goal, coordinate the purchase with our partner lawyers, and manage it afterwards.
A €250,000 level applies anywhere in Greece, but only to a single property converted from commercial, office or industrial use to residential — with the conversion completed before you apply — or to a listed building that is fully restored before the first renewal.
More than a visa.
A wide family
Your spouse or registered partner, your unmarried children under 21, and the parents of both you and your spouse can all receive linked permits.
Schengen access
Live in Greece and travel visa-free across the Schengen Area. Citizenship is a separate process, requiring among other conditions seven years of lawful, continuous residence in Greece.
No minimum stay
You are not required to live in Greece to keep your permit — it renews every five years while you own the property.
Your journey, coordinated by one team.
Our own team on every stage, trusted partner lawyers on the legal steps — and a real name accountable throughout.

Thresholds follow Law 5100/2024 and apply in full to purchases from 1 September 2024; the €250,000 level applies only to conversion and listed-building restoration projects. The full price must be paid before you apply, through a Greek bank account. Figures are indicative and the rules can change — confirm the current position with us.
